Abstract: As the Thai Baht weakens, major developers are rolling out discounts and price reductions to stimulate market growth.

Leading real estate developer MQDC (Magnolia Quality Development Corporation Limited) is preparing for its grand "MQDC Well Living Expo," the first of its kind in nearly thirty years, bringing together all its residential brands. The event is rooted in the idea of "creating happiness for users" and aims to ensure the well-being of every customer. It will comprehensively showcase the brand's potential for sustainable innovation and will take place on October 12th at the fashion hall area of the Siam Paragon shopping center in Bangkok.


Simultaneously, the renowned real estate company ANANDA will host an exclusive discount event from October 6th to 8th on the 1st floor of Siam Paragon.


Despite a regrettable shooting incident at Siam Paragon recently, ANANDA's CEO, Prasan Prasertsri, expressed that this was an uncontrollable event and the situation is now under control. He believes that Thai consumers can understand the situation and emphasizes the importance of working together with Thai consumers to boost confidence in attracting overseas investors.


It is anticipated that Siam Paragon will see a significant footfall on the event day, with numerous stimulating marketing discount activities prepared on-site.


Reports suggest that a substantial number of apartments with a value ranging from 6 to 7 million Thai Baht will participate in the discount activities, targeting on-site sales of 500-1,000 million Thai Baht.


In the past three months, ANANDA has offered significant discounts on 1,100 ready-to-move-in apartment units, with a target sales value of 7.337 billion Thai Baht.


Especially with the recent depreciation of the Thai Baht, which has had a positive impact on Thailand's tourism and real estate industries, foreign condominium sales have increased by 4%-5%, with the majority of buyers coming from China.


With significant discount promotions and the stimulus of the depreciating Thai Baht, it is believed to be a 'Property Golden Week' in the Thai real estate market.

During October to December this year, ANANDA plans to promote apartments to countries like India, Singapore, and China through roadshow activities.


Various types of properties are available, ranging from one-bedroom units priced at 5-6 million Thai Baht to top-floor apartments valued at 50 million Thai Baht.


Additionally, they plan to conduct offline events in well-known locations for foreigners, including Bangkok's Sukhumvit, Rama 9, Bangna, and Asok areas.


Supalai's COO, Uthai Uthaisangsuk, pointed out that due to GDP growth below 3% and the impact of rising interest rates on purchasing power, businesses must deal with increased borrowing costs.


According to economic principles, for every 0.25% increase in interest rates, purchasing power decreases by 2%, and for every 1% increase, purchasing power decreases by 8%.


However, Supalai raised 6 billion Thai Baht worth of bonds in mid-2023, so they have not been affected as the interest rates have been locked.


In recent years, the Thai tourism industry has benefited from the implementation of visa-free policies. While it remains to be seen whether the Thai real estate market will benefit from this, it is certain that these measures will make the Thai property market more active.


Many overseas investors choose to buy apartments in places like Phuket, Pattaya, and Hua Hin as second homes.


Uthai Uthaisangsuk stated that Supalai will cooperate with agents to carry out more activities to attract overseas buyers. They plan to conduct roadshows in tourist cities such as Bangkok, Phuket, Pattaya, and Chiang Mai, and in the coming days, they will visit overseas cities like China, Malaysia, Myanmar, and Cambodia for events.


As China is a major customer of the Thai real estate market, Supalai will actively seek new cooperation opportunities to ensure market development.


To stimulate sales of real estate projects in the last quarter of this year, they also plan to hold a large-scale promotion event from October 27th to 29th, 2023, offering discounts ranging from 1 million Thai Baht apartments to 150 million Thai Baht luxury homes."
