Safety, social and environmental systems, as well as after-sales service, are also essential factors in their considerations.
The survey further found that different age groups have different preferences for property types. Baby boomers and Generation Y tend to prefer purchasing single-family homes, while Generation X and Generation Z lean towards buying townhouses. In terms of apartments, Generation Z and Generation Y express more intent to purchase. Regarding the price range, approximately 27% of people plan to buy apartments priced between 2 to 7 million Thai Baht.
In terms of lifestyle habits, people are particularly concerned about the layout of spaces such as the living room and multifunctional rooms, as well as the comfort of working from home. Additionally, there is an increasing demand for outdoor spaces or gardens, aligning with sustainable lifestyles.
People aspire to have comfortable and convenient living environments in secure and reliable communities, believing these factors can enhance happiness and overall well-being. Depending on different age groups, their focus on sustainable lifestyles also varies. Generation Z emphasizes public transportation, Generation Y focuses on energy efficiency, Generation X is concerned with food and health issues, while baby boomers are more interested in green technologies.
The demands of sustainable lifestyles reflect consumers' needs for homes that align with this way of living. These include universal design, energy-efficient homes, air filtration systems, smart homes, among others.
Despite an overall economic slowdown and rising interest rates, most consumers still consider the current period unsuitable for purchasing real estate. Tightening policies by financial institutions and the increase in real estate prices have impacted new loan applications, causing some consumers to postpone their buying decisions.
In terms of the real estate market, the condominium market has slightly declined, while the townhouse market is recovering, especially for townhouses priced above 50,000 Thai Baht. The detached villa market is also growing, especially for villas priced between 100,000 to 250,000 Thai Baht. High-income individuals exhibit a greater demand for housing changes.
